The above prices are for a typical 2/3 bedroomed property.Please feel free to contact us for quotes on larger properties.

 


All surveys are non destructive unless agreed prior to the survey being carried out. There may be certain circumstances where additional tests may be required to provide a correct diagnosis

 

Additional Costs:

Additional tests can be carried out to help provide a correct diagnosis - a sample of plaster/brickwork is taken and a Calcium Carbide test (speedy test) is sometimes required to determine the correct moisture content of the materials in the affected area (£25.00 per test)

A salts analysis test may be required to determine if any ground salts are present, this will determine the correct type of remedial works that are required (£25.00 per test)

There will be an additional fee to those properties which require us to survey cellars or roof spaces, please add £25.00 to the price of the survey for a roof space and £40.00 for the inspection of a cellar. If floorboards are required to be lifted and reinstated there will be an additional charge for the works, this can be discussed prior to the survey.


For those properties that require us to travel more than a fifeteen mile radius there will be an additional charge, again this can be discussed prior to the survey.


Damp and Timber / Mortgage Surveys - We will provide a full report on our findings which will include recommendations to rectify or alleviate the cause of dampness.

Building Defects - We can also provide a full report of any building defects with recommendations for the type of remedial works required.
